This is a Loan Program Descriptions & Disclosures

Our Role as a Mortgage Broker

Flex Funding is a mortgage brokerage, not a direct lender. We work with a network of third-party residential and commercial lenders to help connect borrowers with financing options that may align with their goals and qualifications.

Flex Funding does not service mortgage loans.
After a loan closes, all servicing—including payment collection, escrow administration, account management, and customer support—is handled by the lender or loan servicer selected at closing.

Residential Loan Programs We Commonly Assist With

The following is a general overview of residential mortgage programs we may help facilitate. Program availability, guidelines, and terms vary by lender and are subject to underwriting, approval, and applicable laws.

Conventional Loans

Conventional loan programs are available for qualified borrowers purchasing or refinancing residential properties.

Common characteristics may include:

Fixed-rate and adjustable-rate options

Primary residences, second homes, and investment properties

Varying down payment requirements depending on program and borrower qualifications

FHA Loans

FHA loan programs are insured by the Federal Housing Administration and are designed to help qualified borrowers with flexible credit and down payment requirements.

Common characteristics may include:

Lower minimum down payment options

Owner-occupied primary residences only

Mortgage insurance requirements

VA Loans

VA loan programs are available to eligible veterans, active-duty service members, and certain surviving spouses.

Common characteristics may include:

No down payment required for qualified borrowers

No monthly mortgage insurance

Eligibility and entitlement requirements apply

Jumbo Loans

Jumbo loan programs are designed for loan amounts that exceed conventional conforming loan limits.

Common characteristics may include:

Higher loan amounts

Stricter qualification guidelines

Available for primary residences and, in some cases, second homes

Investor & Specialty Loan Programs

DSCR Loans (Debt Service Coverage Ratio)

DSCR loans are designed for real estate investors and typically qualify borrowers based on the cash flow of the investment property, rather than personal income.

Common characteristics may include:

Qualification based on rental income

Short-term and long-term rental eligibility

Individual and entity (LLC) ownership options

Purchase and refinance scenarios

DSCR loans are intended for investment properties only and are not consumer residential mortgage products.

Fix & Flip / Short-Term Investor Financing

Short-term financing options designed for real estate investors purchasing and renovating properties.

Common characteristics may include:

Short loan terms

Property-based underwriting

Funds for acquisition and renovation

Intended for business or investment purposes only

Home Equity Line of Credit (HELOC)

A HELOC allows eligible homeowners to access a revolving line of credit secured by available home equity.

Common characteristics may include:

Flexible access to funds

Interest typically charged only on amounts drawn

Variable interest rates depending on lender terms

Available for primary residences and, in some cases, second homes

Reverse Mortgage (Age 62+)

Reverse mortgage programs are available to qualified homeowners aged 62 or older and allow access to home equity without required monthly mortgage payments.

Important considerations:

Borrowers must meet age, equity, and occupancy requirements

Loan balances increase over time

Mandatory counseling is required

Loan becomes due upon specific triggering events

Reverse mortgages are highly regulated and may not be suitable for all borrowers.

Commercial & Other Financing Options

In addition to the programs listed above, Flex Funding may assist with commercial real estate and other specialized financing options, depending on lender availability and borrower qualifications.

These may include, but are not limited to:

Commercial property financing

Mixed-use properties

Business-purpose loans

Alternative and specialty lending programs

Because guidelines vary widely, not all available programs are listed on this website.
